Greetings all,
It has been along time since I have been on the forum, but as always I need to turn to you guys for advice. Brief history: I have been working with families here in the ATL to acheive homeownership by assisting them with credit repair and education, debt negotiation. I acquire them a home thru a wholesale dealer that offers in-house financing on their properties(includes repairs into asking price) I pay closing. So I have a tenant in place that I help to purchase the home from me. Problem: I have bitten off more than I can chew. Emergency leave (I'm in the military) to help my parents have sapped my reserves and I have families depending on me for a place to live before Christmas. :violin: I need cash to continue my work. HELP!!!!!

well all,
The earlier bird got the worm. I have to move on these type of deals when they materialize. There are tons of diamonds in this coal mine, just got to react quicker than the next man. Thanks for you guys continued interest in our success. Hopefully next time I will have some good news to report. In the meantime I ask you all to continue to walk with me on this journey. Hey!
Thanks for the lightning quick response. I was raised on the, "There's got to be a catch!" clause. It is a 4bed, 3bath in a good hood. COMPS put it at 140 but it is listed for 26.2!! Do you recommend using a agent to make a offer or do you do it all yourself? Thanks in advance.

Hello out there,
Has anybody bought REOs? Found one in good condition (cosmetics) but just can't believe price for a 4bed, 3bath. Recommendation on how I should proceed. (be gentle :shock: )

Hello everyone,
I have come across a quadplex (2 for $550 and 2 renting for $650. all units rented with 8 months or more left on lease) been there, in excellent condition inside and out. good tenants. seller asked for $305 but the inside scoop is she will accept $250,000 in cash for a quick close. My ole credit score , she aint what she used to be (630 to be exact) How can an ambitious slug like me give her $250,000 cash and a quick close? I need you fella's expertise and fast on this one.

yes it is the same place. Creative financing, I haven't really got into yet. When I have tried it with FSBOs, they didn't want to hear it so much. May have been the way I came off, but they gave the impression that I was trying to scam them out of their property. There are some kats in this forum that could tell you better than I could. I have a few prospects that look promising. I got to run the numbers by my"team". Only problem is they don't know they are my "team" yet. Anyway hope to hear from you soon. Take care.
