@Alex Talcott thanks for the thoughts I buy home below market value, rehab them, cash out refi and rent them out so the goal of determining ARV is to maxamize profit and determine if its a good deal or not

I'm submitting a curb offer for a single family home in Ohio, I'm out of state to the ideal contractor would be my eyes out there. Looking to have you go out and review property, give me your thoughts and estimates. You're the pro so I'm all ears. If you're too busy to take a job soon I'm happy to compensate for your time to look at property and give me your thoughts as well and hopefully we can work together. I'm looking to purchase 3-5 properties in Ohio in the next 12 months so absolutely looking for partners. @Adrienne Bryson thanks that's a good thought. Previous tenant are living and new tenants are interested so it might the ladder but ill look into that as well thank you!

@Clay Boykin thanks for the tip I'll try the 2 years prior search and try to find a trend. To be honest I'm not concerned about ARV, I live in CA and can use the depreciation but I still want equity in case I need to pay myself in the form of a cash out refi

thanks for helping out! ARV i got is about 80k using zillow and other public information but that's not very accurate (i should get propstream)

i'm not working with a realtor i found this through a wholesalers, and they're saying 110k so i immediately took about 30% off. i'll message you the address right now!! thanks for all your help

Look at comps further back and that should give you a guideline of what things have been selling for up until then. 


 no comps for 90 days, past that is that reliable?
