I can speak on my team and our real estate portfolio, we have seen a rental increase in 2022 that we haven't seen in the past 14 years. Typically we see 3%-4% increase yearly but we have seen an 8.5% increase for rents thus far in 2022. @Matheu Santos

Have you thought about turnkey for OOS investing? Turnkey enables you to partner with team that has systems and processes established so you don't have to worry about creating a team yourself. I like the midwest and southern markets due to lower price points compared to NY and landlord friendly laws. @Jack Dagnese

I would work with a turnkey provider that is transparent about the renovations. A company that will give you a list of the upgrades to the property with an exact $$ amount so that you can see what you are paying for. Also, there we will be an appraisal on the investment if you are financing so you can see the true home value. @LD Ward

I would suggest working with a team that has an excellent reputation, years of experience, operates in multiple markets, transparent about the renovations and provides data to back up their average maintenance and average length of stay across the portfolio. What markets are you interested in investing? @Michael DeLon

There are passive ways to invest into single family homes, check out turnkey real estate investments. I would say the pro's are tax benefits, easier to liquidate, residents paying down your mortgage and appreciation!

@Mustafa Nemat Ali I would suggest looking in Memphis or LR, Arkansas. Also, the team you work with is equally as important the market you decide to invest in. You want to work with a team that has a trustworthy and reliable reputation, especially when investing from outside of this US. Check out the midwest and southern states. The price point are lower and these states will have landlord leaning laws. Would you plan on buying cash or were you looking to find a way to leverage? I would suggest leveraging if possible.

@Kaylee Walterbach When investing out of state, the team you work with is crucial. I would say it is equally important as the market itself. Do you want to be active or passive in the out of state investment process? If you want to be passive, I would suggest looking into turkey real estate. Work with a team that has a consistent and reliable reputation with years of experience. Feel free to reach out if you have questions!
