Does the company provide a list of renovated items? Do they have data from their current portfolio to back up the estimates of PM, vacancy and maintenance? @Monte Riding

I feel like turnkey is the best place to start for people new to investing and don't have a lot of time to allocate towards the investment process. In terms of analyzing, it really depends on the product the turnkey company is offering to determine how to crunch the numbers for the deal. @Trisha Patel

@Logan L. Very busy guy! I've heard amazing things about the market you are in definitely a hot area. 

I'd say look to diversify and partner with a turnkey provider if you are looking to be passive. When investing out of state, it's all about who you work with. Feel free to reach out.

@Logan L. It depends on how much time you have to allocate towards investing. Do you want to be more passive on this property or take an active approach?

1) I feel like a full service turkey company is beneficial because when the property is renovated then managed by the same company, it ensures the provider is not "selling off" their problems. 
2) LLC is great for extra protection but for leveraging purposes, rates may be higher. I find most investors start out under their personal name to obtain better rates and have 1 million+ in liability insurance. It just depends on your situation and what you are comfortable with.
3) Depends on what kind of investment you are looking for. For example, SFH typically have lower interest rates, quicker appreciation, better quality residents, easier to liquidate.. etc. So it just depends.

I get that, especially with interest rates rising makes the analysis even more tedious! When investing out of state the team you work with is equally as important as the market, in my opinion. @Kevin Bonner

@Kevin Bonner I lived in San Diego for a couple years but now live in Texas. I also work for a turnkey company that is headquartered in Memphis. Memphis offers a solid rental population, lower price points, lots of economic stabilizers and expected growth. Do you plan on managing these properties yourself or working with an established team? Best of luck with all your oos investing!

I've worked with a lot of investors who used heloc's to purchase investment properties. It may be a little trickier to determine if the investment makes sense on paper, but it is a great way to build your real estate portfolio. @Stephen Daniel Pace
