I know for me, when I was looking for a house hack, the location was my top priority, followed by price, and then my strategy has always just been to buy for long-term wealth (aka appreciation) in highly desirable neighborhoods near transit.  Transit really helps on the long-term appreciation side.

I tend to agree with you regarding Back of the Yards having less appreciation compared to those off the blue line that you mentioned above.  I personally recommend maybe just looking for a 2 unit instead of 3-4 so you don't have to meet the self-sufficiency test.

Also just curious, are you doing a 1031 exchange with your condo or have you lived there 2 out of the last 5 years?

Thanks John. I plan on using FHA financing (purchase price ~$600), would like to live closer to either public transit or highway, and end goal is to perform a house hack every 18 months and build my portfolio.

Is it difficult to meet SST in these areas?  I won't be doing 1031 exchange, but I have lived there for 3 years.

Thanks Forrest.  Appreciate the tip on the suburbs.  Regarding Oak Park, do you have a geographical preference?  I know that it gets a bit murky in terms of Austin / Oak Park.

Im a fan of Marshall Square (east Little Village) in general.  Close to pink line and rents are going up quickly in the area. Up to $1300/mo for updated 2 bed VS only 3-4 yrs ago about $900/mo for similar.   If you stay east of California and north of 23rd you will find a few blocks with new construction - always a good sign.

Thanks for the tip on E Woodlawn and Rogers Park.  Regarding Rogers Park, are cap rates fairly comparable to other areas?  I overlooked that area on the assumption that most north-side was priced out.

Hello all,

As the title says, I'm looking to invest in a 3 flat and house hack.  Note that the proceeds will come from the sale of my current primary residence (condo).

With that said, can anybody speak to which areas you would be looking at?  I'm fairly comfortable anywhere in Chicago, excluding a few areas on the West Side.  The areas I keep hearing that could be good for this include Avondale, Albany Park, Belmont Craigin, Hermosa.  I kind of like Back of the Yards, but not sure about the trajectory given lack of public transportation.  Additionally, what's going on in Little Village?  Seems like a solid spot and gets a bad wrap.

What're ya'll thoughts?

Hi all,

As a vendor to real estate investors, there are many nuances I try to accommodate - one being pricing.  Most of my clients are realtors working on re-sale transactions and prefer a 3-month term for staging services (i.e. staging is good for 3 months, with monthly rent thereafter if it doesn't sell).  

My question - what do you guys think makes most sense in regards to pricing for investors?  Many have mentioned 1-month pricing as they feel they are confident that it will sell quickly in today's market.  Alternatively, risk averse individuals prefer "GOOD UNTIL CLOSING" option that could differentiate me from my competition.

What do ya'll think?  Thanks in advance!

@Scott Mac - I still recommend the "Agreeable Grey" as it still works with most color palettes.  Sherwin Williams 1464 is my personal favorite.
