@Forrest L. Thank you, probably close to 15% or close to it, once some work going on is finished. I'm looking for lower monthly payments and being freed up for the next house when I can.

@Andrew Postell. There's a couple reasons, but I would like to get rid of the mortgage insurance, and hopefully get a better rate. I'll still be living in the house, but I'm hoping to purchase another within the next year.

Because for my lender to refinance I'd have to pay 20% of the loan down and may have to commit, in a sense, to stay there for a longer time than I may be comfortable to commit to if have to move for work.

A little confusing.

I have a 4 family in Lowell, Massachusetts. I'm looking to refinance out of my FHA loan into a portfolio loan. Have any of you done this recently in or around Lowell, Ma area?

What were your rates and how much of your FHA loan did you have to have paid down before they could refinance it?

I will still be living in the property.

If there's info needed I haven't added please let me know, I'm still learning a lot.
