Hey Michael,

As Roberto said, your best option may be to find a partner/investor. PM if you'd like. I am fairly new to the Nashville area but would like to start finding fix and flips to work on. I've done a few in the past and always enjoyed doing them.

Bought my 1 bedroom rental investment in Denver in July 2015 for 142k. Just got my tax assessment valuing it at 253k now..ha.. looks like I'll be filing my protest shortly.

Hey Daniel, you should give a friend of mine. Zack Welch, a call. Ive known him about 25 years and he helped me with a couple fix and flip projects. He's been doing electrical, gc etc for a long time. I recently helped him frame out and drywall an extension on his home in Burien. Great guy.. Super dependable and hard working. Hey Jacob. If you're looking for a great electrical guy, i have a good friend that's been in business here for the last 15 years or so. He owned an electrical business but has moved on to other things. I know he does side projects and has all of the licensing/permitting etc. Great guy, hard worker. From experience, the hit on your wallet from an eviction, as well as the mental toll of having to deal with bad/freeloading tenants is not worth it. Unless you're losing an exorbitant amount of money from having it sit a little longer, wait for a better tenant. Your life will be way easier.

@Tony Wooldridge I was gifted the 3 day class for Christmas in order to attend it with a family member here in Seattle. I have been to a couple of these 3 day seminars. They usually offer a "free" class to get you to buy into a 2-3 day weekend workshop for a few thousand bucks. At the 3 day workshop they typically give you success stories and tell you how easy it is. You do receive some helpful info but it usually ends with them trying to up-sell you to more classes and software ranging anywhere from a few hundred to 30k or more, ha. I don't think that they can really offer anything that you can't find out for yourself on here and by doing your own research. 

I have met people who have done these classes and had great success. I think the majority of people go to the class and expect to have an easy turnkey system that won't require much effort. Unfortunately, you still have to put in serious work to have any success. Having said that, I plan on attending the class here at the end of Jan with a family member. Ill keep you posted on how good/bad it is!

I had to recently go through the eviction process here in Denver, CO. Filed the necessary court paperwork etc. In the end, i could find no way no way to get around having to appear in person since I am the owner. I could have missed something, but after several phone calls to the court I couldn't find any way around it. I ended up having to book a flight and appear in court. Luckily, my tenants failed to appear so they ruled in my favor and the rest of the process was easy. All that I can really recommend is that Frontier has cheap flights. Ha. Best of luck.

Kansas City, Kansas. Who knows a good property manager?! I have two 5 bedroom houses in Roeland Park and Prairie Village I've rented per bedroom since '06.
