Chris, thanks for speaking up. How many properties are you managing in the area?
Thanks to all for the input on this one. I’m checking in to close the loop on how we chose to resolve this issue. To avoid a drawn out eviction and potential lengthy claim process we decided to cut our losses and release all tenants from the lease. We opted to hire an abatement company in Duluth (highly recommended) to do another round of testing, to include removal of drywall in suspect areas. Mold levels weren’t deemed outrageous, but mildly elevated. We had all suspect areas thoroughly abated by a certified mold tech and added additional insulation in particularly poorly insulated exterior walls. Wrapped up the work along with a shock treatment to kill any remaining spores. Follow up air tests came back perfect, and we now have what looks like a brand new house rented out for an extra $200/month. Summary: tenants caused a mold issue due to misuse of the dryer. After several months of not being able to identify the specific mold source they claimed was bothering them we released them from the lease and invasively tested/abated throughout the house before resenting. The ordeal cost us 3 months of no rent plus abatement and rebuild costs, but also left us with good lessons learned regarding lease responsibilities and abatement procedures. Hi BP Community, We’ve decided we’re not going to renew the contract with our current property manager in Virginia Beach to manage a 2/2.5 condo. It is our only property in VA (rest in MN) and we rarely visit. Our current company’s shortcomings have required us to be more hands on than is practical. Very interested in recommendations from the BP community for reliable, trustworthy, and communicative property management companies in Virginia Beach.
Thanks again to all for your input. We’re moving forward with early termination of the lease and in an effort to expedite lengthy discussion with parents of our tenants we’ve agreed to return a portion of the security deposit. To anyone that has terminated a lease early, do you have an early lease termination template used for signature by both lessor and lease relieving both sides of future claims?
Hi John, Over the last couple years we’ve passed on a couple following the inspection. All are near UMD. I don’t remember the addresses, but one was a 100 year old duplex with major structural issues surrounding a central stairwell and the other was a 1950’s build with a block wall tuck under garage that was beginning to shift, causing issues throughout the house.
Hi Kevin, I recommend Rob Lietha. He owns the Inspector Rob Agency. He’s thorough, fairly priced, and recently helped us avoid a bad property. We’ve had him inspect our last few properties and plan to hire him again on our next property. Feel free to PM me if you need his phone or email.

Gagan, Great breakdown and rational way forward. I agree with all your points. On one hand I want to end this drawn out issue, but the fault clearly lies with the tenants and out of principle it’s hard to walk away...

Matthew - kids are on the lease with a parent cosign. The management company has consistently dealt with only them, but the only responses they've received to any notices or messages has been from the parents. It's added another layer of confusion to this series of issues, and I suspect led to over-reactions.

Joe S & Ned J - you're both right about my mistake letting one out of the lease to avoid hassle without realizing it opened the door for the remaining tenants. Ultimately, it's not going to be worth the hassle and I'll terminate the lease early to avoid further headache. I like the idea about signing a release form. I'll also keep all documents organized and available.
