I suggest talking to several first. I think it's a good thing to talk to them about investing, whether they invest, whether they work with a lot of investors, etc. How do you plan to get your deals? Do you plan on offering only 60-70% of properties on the MLS? They might not like that. Find out. Do you want to get foreclosures? They might not have a lot of foreclosure experience. Ask.

  Great feedback, thank you! I do have a friend who works on the lending side, he has offered to give me some recommendations. I plan on making time to talk about their backgrounds and where I'm looking to go.

Do people work with multiple agents or stick with one? New to this, and already amazed at the volume of responses I'm getting from local agents, it's actually a little daunting. I don't have a huge local network yet to get feedback on all of them. In the professional space I'm in I'll often work with one or two vendors to get a sense for the best fit, curious if that same philosophy could/should be applied here.

If your plan is to operate your real estate business as an entity and eventually want to borrow in the name of the LLC (even though each member may be required to personally guarantee loans, at least initially) then it makes perfect sense to create the LLC now and adhere to all the formalities. That's exactly my long term intent.

Good morning all - looking to get feedback on whether a new investor should establish an LLC early on and quick deed properties post closing or just keep things under their name(s)? It's the direction I'm looking to go, but have gotten conflicting feedback. To my mind it's a layer of separation between us and the tenants, and would allow for cleaner financials. Additionally, I believe banks requires 24 month history to write loans to a business, so why not get that started early? Thanks for any insights.

I really like this thread, lots of good input here. I've been wondering the same thing myself, especially since I know a few of the local brokers. It almost feels like it would be worth it to have another set of eyes looking for possible deals.
