Update on this, I found a mobile notary that my escrow company overnighted the paperwork to. The mobile notary came to my residence, we signed, then he overnighted them back. It worked well.

@Donggie Hong They are both viable strategies with their pros and cons. I personally would do both in order to diversify your portfolio. That way you insulate yourself from different market segment downturns. If you can come up with a percentage split and hold to it, that will make future decisions a little easier as you have a plan to guide you.

Hmm, I am able to find some of these properties on parcel viewers using TaxID's. Anyone know of other methods?

I'm trying to run the numbers on a few commercial residential properties and having difficulties getting an accurate property tax number. For small multi-family I simply look up the parcel number in the counties parcel viewer. How do I find it for these types of properties?

Hello BP,

I'm closing in on two duplexes in Ohio. I'm currently residing in Washington. What are some of the methods for me to complete the final signing virtually?

From what I've gathered so far:

  1. Have the paper work faxes to a WA escrow then signed in person here, then faxed back.
  2. Have the paper work mailed to me, signed with a notary here in WA, then send back.

What other methods are there? Ideally I could do this over a zoom call. ;)

    @John Fider I'm doing this right now in my rehab of a primary residence (duplex). I found a heavy floor scrapper to work for the first pass, it will pull up or destroy most of the staples. This will enable you to then crawl around with a pair of pliers to pull the remainder up. It's time consuming work, so I'd prepare a BP podcast ;). After you do your sweep with pliers, go over it again with the scrapper, I've found that there are usually some that I've missed or are broken and stick out only a small bit. Last but not least, if there are stables that are embedded deep and you cannot get them out with pliers, hit them with a hammer to drive them deeper. You should have a smooth floor after!

    @Andrew Kessler - I've seen multiple Uniontown properties in my search, however I think they are outside of my property managers preferred radius. What's the economic draw to Uniontown?

    Thanks all! It is encouraging to see your support. Glad the goals aren't too outlandish. :) 

    @Brandon Goldsmith / @Remington Lyman - Residential multi-family in North Canton and NW Akron primarily. There are some great schools in those areas that I'm trying to align to. For commercial, 12-30 units I'll be looking closer to Cleveland I imagine. Do you have any recommendations for that area?
