I am personally putting in vinyl glue down flooring in my own residence which is a new build. I have kids so I don’t want carpet to be destroyed within 5 years. The nice part about glue down vs T&G is that if a section ever gets damaged you can use a hair dryer to warm it up, peel it off and replace it. We will probably just buy large rugs every 5 years from the Home Depot for the living room. Bedrooms will be carpeted.

Maybe tell your tenant that he/she has to cover the legal fees as part of the closing costs, if that is what is holding you back.

Hey Michael, I have been in the water and sewer industry since I was 16 working for my uncle, I might be able to help. How many feet of line will they be running? Also, is the main line close to your lot? How many water meters and branch off services are you doing? We just need to get a more narrow idea of what it is you are doing. Also, you might be able to shop around and get a few more quotes from other small business. The good part is, if it’s a simple waterline service job they are usually pretty competitive, and if you share the numbers their competitors gave with them they will usually try and beat it. I wouldn’t at all recommend that you go with someone that doesn’t have any experience, when someone hooks up a water meter incorrectly and or forgets to put stiffiners in they poly lines before putting on the copper fittings, you will be digging it up eventually to fix some leaks.

I have been a fortune builders student.DON’T DO IT! They are some of the best sales people I have ever seen, but you will find that you can gain 20x more experience just by linking up and making friends with investors in your area. Some of them will become life long friends and mentors.

Disclosure, I am not currently an investor. (yet) But if I were in your position, I would be sceptical of renting to anyone that doesn’t have a bit of skin in the game. Maybe you could recommend people to co-sign with a parent or to borrow some money for the deposit. You and I both know that people won’t appreciate, take care of, or maintain anything that they don’t have equity invested in.

Greg S. So, you would suggest that I stop perusing realestate completely until I have created a successful business? Should I be trying to put a few eggs in different baskets for security? For example, learning everything I can about the work I'm in while focusing my paycheck at REI?
