Isn't an IUL a tax free investment, where as if you invested in the same bonds or funds as the IUL on your own you would have to pay normal income tax against it? I don't know much about IUL's so this might be a stupid question

Kind of as the subject states I found a property in an A location that is priced lower 200k which I have yet to see in this area of town. I am curious if you guys thought it was a good idea to buy a location versus going to a worse location for better cashflow? If i need to elaborate more I definitely will.

hello everyone,

So I put an offer in on a potential buy and hold property here in my hometown about 2 and a half weeks ago. So the seller is dragging their feet and blaming the mortgage insurer for the delay in getting me and answer. At this point I just want a yes or no so I can figure out which direction to go. Sorry if this is a stupid question but is there anyway I can put the pressure on them to get me an answer asap? Thanks in advance from a newbie!
