Craig, this is an investor meet-up just to connect with other people who are in the area and wanted to get started or possibly partner with someone in the future. In June I purchased my first investment property through Auction.com (yay!) never knowing how truly difficult it would be to evict the previous owner (boo!). I have a lawyer friend (that doesn't specialize in real estate) who has started the eviction process by writing up a complaint in ejectment (which took 3 weeks to be served because he avoided the sheriff from serving him) but the guy has hired an attorney and is fighting this to buy more time. The craziest thing is that the guy no longer lives there and sublets the house to other people. So to me I don't think I need to follow through with the whole process which could take 6-9 months because the guy no longer lives there and just deal with kicking these people out of the house through the police cause they came after this whole thing started. Are there any Pennsylvania real estate attorneys out there that could help with this matter? I know I can't change the locks but can I ADD locks? Someone mentioned that since he has abandoned the property that I don't need to evict him. I am also worried these people staying in the house will wreck it before they leave and that will just add to this already terrible situation. Any help or encouragement would be greatly appreciated!

I attended the so called "Greatest Real Estate Investment Group Ever" and it wasn't as advertised to say the least. The guy who leads the group is narcissistic and only wants to make you feel stupid so that you would join his "investor school" which doesn't seem to be focused on real estate investing but wholesaling and stocks which is not investing if you ask me...

Hey Bill, I am a bucks county investor as well and wanted to see how you made out buying a multi unit in the area. I know around here prices are pretty high and any multis available are too over priced and very little equity left when you buy. Look for houses that have "value add" and overlooked properties that you can make work.

Post: Turning row houses into apartments

I am looking into buying 2-4 row homes next to each other (I already own 1) and trying to turn them into apartments (duplex or quadplex if I can get all 4 in a row). What is the process that I need to go through to make this happen? Do they all need to be under the same mortgage? It is a matter of changing the zoning? I already spoke to the borough and they seemed receptive to the idea. Any advice would be welcomed! Thanks in advance.
