In order to know if he is correct he would have to do a Manual J calculation. You can't assume that 5 tons isn't enough cooling. Although in Humble he may well be right.

We've got 8 units of apartments and 4 single family residences on contiguous lots by the rail station.

Our assessment is that Lakewood will eventually turn the corner and we'll be able to sell or develop the assemblage.

Rents are right around $1 or a little higher. Vacancy hasn't been too hard on us.

We'd like to see the neighborhood clean up a bit so we can raise rents and build on our vacant lots.

You're in Redmond? Oil in Washington isn't really necessary because the temperatures here don't get low enough to make heat pumps struggle. We also have the lowest electricity rates in the nation. I won't tell you to switch to a heat pump because the cost is high, but give it some thought and consider that you will add air conditioning in the process.
