Hello BP,

I’m currently researching possible franchises in the real estate industry. I’ve come across a few that sound good stating they train you and give you access to a number of lenders. They even say completing their program will allow you to pass the three year business requirements when first starting out that most lenders require. Some say that they can even have you lending money the next day after completing their class. You know what they say if it sounds too good to be true it probably is. The class runs up to 25,000, which is supposed to cover everything. Following I should be able to lend to investors, small businesses, contractors for equipment etc. Real deal or money hustle?

Is anyone familiar with any franchises in the RE industry that are legit or that you can personally recommend?

The current rent is about 7500. Renting each unit for 2500 at the lowest would cover the payment and utility expenses. In the long run it seems to make since. What am I missing?

Hello BP Family,

I'm interested in a complex listed at 1,500,000.00. I'm wondering what would be the best way to acquire this property? It's a four unit in a desirable area so renting won't be an issue. It's in good shape so only a few changes if any. I've heard that getting an LLC is good but is it harder to get funding this way or easier using my personal information? Does anyone know of any loan programs or methods that would work for this type of property for buy and hold? Any advise would be great.

Hello BP, I currently live in California. I recently came across a property that is a probate auction. I'm new to investing and wondering if any knows of any reasons why this is not a good idea to invest my time in. The property is starting at 249,000 but according to comps could sell for 6-700,000. It is in bad condition but has potential to be nice. Would be too optimistic to get an all cash lender to invest even with the return potential being so high?Does anyone know the best way to acquire this property?
If possible can you provide a few portfolio lenders and maybe a few pointers so they don't take advantage of my newbie status. What is the best way to obtain multiple properties if your just starting out? The FHA 3.5% is great but you can only do that once since you have to live in it. Do you have any strategies that may be helpful?
