Hello BP community, I'm about to start my first flip. I'm financing the project thru a Hard Money Lender, so the project will be against the clock therefore and I want to sell the house as fast as possible. Assuming the rehab process meets the work plan. What can I do to sell the house quickly.

Who would be the right Real State Agent to sell the house? Does he needs to be a Full time Agent? or a part time is fine? 

Does he needs to be very well familiarized with the area?

Or it can be any Real Estate Agent of my trust?

Remember the goal is to sell the house as fast as possible and at the right price as well.

I'm planning to do my first flip. Question is about the insurances?

Do I need to get one for the house during the rehab process? Does every one does it? how common is it

About my GC. Does he needs to have insurance? If so; Who should pay for it? him or his employer?

Hello BP community! 

I found a HOT deal (a flip opportunity) and I'm planning to partner some one. My proposal will be the following one:

I will put 20% down of the investment and take care about all the work with my GC. My partner would put the other 80% of the investment and we Split the profits 50/50.

**Note: I guess is important to mention that this will be my first flip but I'm doing it with a 15 years of experience GC of my trust.

Q1 - Does it sound like a fair deal?

I guess we will need to sign a contract that includes the exit strategy that protects both parties  and all that. To write down the contract and have it reviewed by our own lawyers it will take time and this is a HOT deal. 

Q2 - Can we lock down the deal with out our contract signed? 

Last but not least:

Q3 - What is a good exit strategy for a flip and partnership like this one?

Do I need any permits to do a Rehab in the Houston area? 

If so, 

where can you get them? 

how long does it take? 

Does any one can request the permit or does it need to be some one with a special licence?

Hi BP, I'm trying to start on the Real State business and I'm trying to do a Flip as my first deal. I don't like upfront process of providing the offer to the owner, therefor I'm buying the home from a wholesaler company. So where I have inverted my time is finding a high qualified and recommended contractor that can manage the rehab portion. So the question is.  What is it that I still need to be careful about the flip? If I have a good contractor what else could go wrong? Why many people recommend me to avoid starting from a flip?
