Equity Boys is a niche team of problem solvers that gives back to its community by aiding those who may be struggling financially or educating them so they never reach that point. Let's talk about Tax Liens! Monica Goodpaster and Kevin Gleave will share their knowledge and experience working with tax lien and tax deed investing.

Kevin:
* Worked Summers as a kid for my brother, a general contractor
* Moved to Sac in 1987 started a roofing company, Operated for 15 years.
* Began R.E. career in Dec 2019.
* Currently work full-time in R.E. Investing. Tax Liens, Wholesaling, Disposition of Subto Wraps.

Monica:
* Born/raised in the Sacramento area; currently live in Roseville (since 1999).
* Have a F/T W-2 job and work our real estate business part time.
* First purchase was seven SFR's in Kansas City, MO (2007).
* Began working for a company who taught tax lien/deed investing (December 2019) and was able to access their training and coaching.
* Began tax lien and deed investing in 2021.

This month we will be joined by Jeff Yonamine to talk about 1031 exchange strategies for properties that are held for investment.

Jeff Yonamine is Vice President – Northern Central Valley Region with Exchange Resources, Inc. where he works with Internal Revenue Code Section §1031 coordinating delayed, build to suit and reverse exchanges. He worked for a real estate investment company assisting investors to purchase properties from the Resolution Trust Company. He worked for a real estate development company in Hawaii structuring tax-deferred exchanges starting in 1984. He has a vast background in exchanges working with investors, escrow officers, real estate agents, attorneys and CPAs.

Mr. Yonamine is a graduate of the University of California at Los Angeles. He is a California CPA associate member and active in the CPA Real Estate Discussion Group. He is the past treasurer of C.A.R.E. – Catastrophic Aid for Real Estate. He is a member of multiple MLS Boards and a proud member of AREAA.

@Scott Scoville will share his journey of how he started in real estate and steps taken along the way. His current focus is on building partnerships with other investors and he will share is his experience in setting up a partnership, vetting partners, what has been successful and mistakes made and just overall basic steps to follow when partnering with others.

After a long career of protecting and serving in Law Enforcement, Scott joined the ranks of Real Estate as an Investor, Agent, and Asset Manager specializing in the Sacramento/Northern California area. He has specialized in Flips, Wholesales, and Buy & Hold Rentals, Accessory Dwelling Units, and Mid/Short Term Rentals. Scott has managed real estate portfolios and formed SFH & small multi family syndication deals. He has also purchased and rehabbed homes all over the region, taking dilapidated and unlivable houses, and turning them into the jewels that they were always meant to be.

There are a number of meetups in Sacramento and we have been coordinating the dates among hosts so that there is no overlap - I run the West Sacramento Meetup that @Ben Howard mentioned (we gather every 4th Tuesday of the month).
