Thank you both!!

Hi, I am looking for STR rental analysis. Recently, I came across BNBCalc. Anyone has used it and can comment on the accuracy of the tool?

Thanks!

Agree with the other reply, BR is becoming a more mature market, in that the table stakes are higher than they used to be. Hot tub is considered necessary. From what I’m seeing, large, high end cabins are doing very well

 Thank you so much!!

Hi, I am new to STR, currently exploring Blue Ridge GA because my in-laws live in Georgia. Anyone who has a STR in Blue Ridge GA to share experience will be great? Any suggestions as to # bedrooms and amenities (e.g. hot tub) will be great. If you are or know of a real estate agent to recommend, that will be much appreciated. Thank you!

It’s pretty simple to be successful in BR but you have to be committed. Since we are so close to ATL, we tend to be one of the most trendy cabin markets. Furnishings need to be modern and updated. Your amenities matter. That includes a hot tub. You’ll struggle to succeed without one (unless you have something else to offset it, like a chipping green). As for as bedroom count, 2-4 is the most prevalent. We aren’t really a honeymoon destination so we don’t have many 1 beds or A-frames. 3 bed can be the best bang for your buck in terms of cost sq/Ft, but it’s also the most competitive. We have lost if 3 beds.

 Thank you so much!

You want to make sure that not only are the termites gone, but that the damage has been repaired AND a treatment perimeter has been installed around the house to prevent them from coming back.

i had damage in South Carolina.  They actually swarmed in one of the bedrooms and were dead all over the floor.  I had to replace two exterior walls and spray it with borate.  I also had to set up traps/poison stations every ten feet around the house.  These are all flush with the ground.  They come back and inspect every 6 months.

 Thank you, Mark! Super helpful.

Hi, I just went into contract for a property that mentions "house was treated for termites and wood infestation." I am waiting for the inspection report. What should I look out for? Should I be worry about termites and wood infestation in the future?

This is my first time dealing with a property like this. Appreciate any thoughts!
