I am currently seeking a mentor(s) in commercial real estate investing.

My goal is to concentrate on commercial deals in EaDo (East Downtown), Greater Eastwood, Greater East End, Magnolia Park, and immediate surrounding areas.

If you are a commercial real estate investor with an interest in this part of Houston, and would like someone local to train, teach, or work with...I'm the guy.

I currently have 1 commercial rental, and 3 residential rentals in another area of Texas.

Congratulations! They are renovating Emancipation Park.  Better for community, better for future prices, and attracting desirable tenants.

This particular area is pretty mixed up.  On the one hand you have the new developments, townhomes, parks, etc.  On the other, you have traits of unsafe, undesirable homes.  Gentrification at play here, but demographics predominately black at this time.  Demographics are quickly evening out with the new construction.

Building new townhomes would be ideal for maximizing highest, best use on vacant land; however, your situation may benefit more by sticking to your plan.  Unless you are in town, and/or have a close partnership with Lovett, I would recommend sticking to your original plan.
