This post...your words are perfection for me tonight! Been looking for deals and keep getting outbid or finding properties that need too much work (for me) or are overpriced. I was feeling very discouraged but this post motivates me to keep going...be persistent! Thank you!

Thanks so much @Paul F.! I couldn't agree more. My partner says we had to build the design business because its the only way we've been able to make kind of deep connections and forge trusting relationships with partners, mentors, and investors! It's all so exciting. Thanks again for the well wishes.

Does anyone have experience with a site called Private Money Goldmine [dot] com? They purport to have private money lenders in your local area that they can connect you with. Just trying to figure out if it is a legitimate lending site. Thanks in advance!

Hello All!

My partner and I have always been interested in real estate but it always seemed out of the realm of possibility. No capital, no experience, no connections. But about 2 weeks ago, in an instant, I made a decision to go for it. I thought, 'That's it, we're flipping a house in 2017!' 

I was over being scared and over all the other excuses I told myself. I was ready. I got my partner on board, and we had a single focus of moving forward and taking action. That's it...our only plan was to take action!

We've built an interior design business but always wanted to move to flipping and investing. Over the past few years as we were growing our interior design business, we had come across several clients who were involved in real estate. So we took a chance and reached out to them...all of them. It's a numbers game right?! 

Lesson 1: You never really know how powerful your personal network is until to you ask. We started with our personal network and shared our goals with anyone and everyone we'd ever discussed real estate with. To our surprise people were ready and willing to work with us! Fast forward to two weeks, several extensive conversations later, we networked our way into a mentor with 10+ years experience flipping and wholesaling who is also a licensed agent (talk about a Godsend right?!). 

He offered us a chance to partner with him and learn up close and personal by working on a property he just closed on. We are investing time a small amount of capital as our price of admission and it's been so so worth it already. It was an incredible opportunity and ultimately it means we've landed our first flip!

Lesson 2: If you're hungry, determined, willing to provide valuable in whatever way you can, and take action, there is nothing that can't be accomplished. I never would've tried if not for reading the forums and listening to the podcasts on BP. I've finished UBG and am now in the middle of J Scott's flipping book. The last 2 weeks have been beyond my wildest dreams and I know I haven't even scratched the surface!

Humbled, incredibly grateful, and insanely excited! 2017 is going an GREAT year! Thanks everyone!

@Algernon Brown Happy Holidays!

I am from right outside of Philly and have been seriously considering investing in Brewerytown and the surrounding areas. Specifically zip 19132. Everyone knows about Fishtown and competition is steep. However, there seems to be some run over but investment properties are still quite cheap with comps starting to rise which could be a perfect storm. Love to hear what you decide! I'll keep you posted on info I find out! Best of luck!
