Buy a cheap house, fix it, pull the equity out on a HELOC, buy more properties until their cash flow pays your mortgage. It's working slick for me!

Until the market corrects I think the Midwest is the place to invest for cash flow. Less glamorous, but a good place for passive cash flow IMO

The rent was late one day and he was throwing your stuff out.. Sounds like there's another side to this story. Was he wrong for his actions, probably. But I think there's history your not sharing with us. And yes you sound like a professional tenant.. On a site for landlords.. Asking for advice. Good luck I do hope your situation gets better.

So, after listening to today's podcast a unique idea popped into my head about out of state investing. I've been somewhat obsessed about moving somewhere warm (I'm from Minnesota). I did it for a bit to California, but I'd really like to start checking out some places to go visit and see if it's a place I'd like to move. But I can't get myself to just take a bunch of little vacations just to see an area so I've got a proposition for investors in a warm climate.. I'm a drywaller and painter by trade, and would come paint a unit or whatever you might need (within reason) for free, but in exchange I want to go see what a day in your life might look like and find out more about the market, and then we go out and hit up a top golf or something. I admit it bizarre but if it strikes a cord with anyone give me a shout!

Thank you all for the response! Yes the construction cost is baked into the loan. He's done the appraisal on a house in the past and I like him, but he his actually doing the appraisal for a house I'm about to close on. I think I'll offer to buy him lunch when he's in town after this deal is over.

Would it be way too weird or inappropriate to take the appraiser out to lunch to pick his brain about what would make the biggest impact on the ARV?

Has anyone used legal zoom for creating an LLP? I used them for starting my LLC and it was a smooth process and fairy inexpensive. Should I expect the same for an LLP?

If it's just some cracked drywall, a few hundred bucks will more than cover it. It's nothing, buy the property!
