When wholesaling off market properties, how does one know how much to offer to the seller? How can I find out how much the property is worth to run the numbers ?

1. How can one find out where bandit signs are allowed to be placed? Who do I ask?

2. When looking at a potential off market property how can you see the comps and the price that I should offer or how do I know what the seller offered me is in the price range?

Any help is appreciated thank you in advanced.

Quote from @Greg Scott:

Honestly, you don't want to do that.  If you have any unexpected problem, like a furnace goes out, you are financially dead in the water.  You could lose the house and destroy your credit at the same time.

But isn't the purpose of setting aside maintenance fees every month from rents useful for that ?

If I want to house hack a property with an FHA loan but don't have the capital to provide the 3.5 percent is there any creative way to provide the down payment without using any of my money?

Lets say I want to house hack a 4 plex and I get approved for a 3.5 percent down payment but I don't have the money for the down payment, is there any way I can get creative to give the down payment without my own out of pocket money?

Is anyone willing to help me out with a Proof of Funds letter for a deal I am trying to make? It would be greatly appreciated.

Quote from @Jerryll Noorden:

The best thing you can do, is ask a closing attorney for one.

That is how I got mine.

I got my original contract way bank when from a guru. It was a POS generic contract 8 pages long that was "safe" everywhere. Every state (hence all the clauses to keep it safe).

My attorney eventually got so frustrated with that monstrosity of a document, they just gave me one.

The contract really should be as simple, short and userfriendly as possible because oh boy, nothing scares a panicked seller away better than a crazy contract.

Even if you get a contract from someone on the board, it is not going to help you much anyways, unless you want to take a huge risk. You need to get any contract you get checked out by your trusty attorney. So why do 2 steps.. asking for a contract here, and then check it with an attorny. (They will probably charge you money to do this if you don't have a solid track record with them).

But if you tell them that you are an investor and you will work exclusively with them, and you need a contract THEY are familiar with.. it iwll make THEIR life a lot easier so they SHOULD be happy to give you one for free, IF they are savvy investor friendly attorneys.

Thanks for the advice man appreciate it

Hello, does anyone know how I can get my hands on a contract assignment for wholesaling? I want to start but I just don't know where to get the contract from.
