I've been asking myself the same question for a while now. I've been licensed for some time and have never done anything with it. When doing research about what to do with my license, I read a study about licensed agents and the housing market in general. Basically the better the housing market, the more people become real estate agents. Of course I can't find the article now but I'll keep looking.

The reason I bring this up is that I thought with lots of people getting out of being an agent, this would be a good time to become one. I figured that if I could build a client base while the market is down then I would be well positioned when the market turned around. Of course that is still probably a good idea, but the upturn probably wouldn't be as good as I would hope.

In the end, I decided to focus on investing right now.

So we record the actual Purcahse Agreement, not just a Notice of Purchase and Sale?

Just to be sure, what would we be recording to create equitable interest? Is that the notice of Purchase and Sale agreement?

Where I am, we file straight with the county. I went to my county's website and found this in the "Taxes and Assessments" section:

"If you disagree with the value on the Property Value Notice that the Assessor will send to you in July 2009, you may file an assessment appeal. The appeal filing period is July 2, 2009 to September 15, 2009."

I would start with your county and go from there. You almost certainly have a limited time to file an appeal as well so start sooner rather than later.

I forgot to mention - I was researching Cameron and the iFlip program when I found this website. This very thread is what made me register on BP and start posting and asking questions.

There seems to be several ways to look at what the "gurus" are selling. On one side, every guru is no more that a fraud and only wants your money. On the other side, the gurus are the second coming of Christ come to save our souls and wallets (For the low, low price of $497. But hurry, because this price goes back up to full price tomorrow.).

I think that if the guru is actually in the business and still invests in real estate, then why not purchase something from them? You are going to learn either way you do it. You are either spending time or money. If you have more time, then start by doing and paying tuition to the school of hard knocks. If you have more money, then purchase a good course or two and study it. Either way, you will learn.

So far it looks like the only options are ctaie's suggestions of substituting for another buyer or using different title companies for the two closings (not sure about that one, either). Or my thinking is that you can hold the property for 30 days and close on the 31st... which we are trying to avoid in the first place.

So in other words, no I see no viable options for getting around this.
