To those of you that have real estate licenses - when you do your direct marketing, do you say that you are licensed? Or do you market as an investor looking to buy their house and then tell them that you're licensed later? If you are licensed, you will have to disclose eventually.

I don't know if this is related, but I can't post a new topic in the Marketing forum. I have tried a few times and each time I get the "We're sorry, but something went wrong." error.

I like this idea too. I use my SDIRA to buy tax liens but will eventually graduate into bigger and better stuff. That forum would be a great place to share or ask questions.

Sure, money will have to be put down, it just doesn't have to be yours. In theory what the gurus teach is that you have to find a JV partner or private investors to put up the money and in exchange you can put up the time.

It sounds great in theory but I don't think there are many investors that would be willing to put up 100% of the money needed if you have no experience or money of your own.
