You are right - the banks will not give you a loan. But banks are not the only sources of money. You can find hard money lenders or private lenders. You may also be able use transactional funding depending on what you are doing.

LOL I know its all just good fun. It's not like we get any real prizes for having the most influence or anything. When I first started on this site I looked at the influence of people, but it quickly became clear who were the big dogs here. Besides, I barely have 1000 influence so it will be a while before I can join the ranks coveted top 10! :cool:

Will, I didn't mean furious as in angry. I meant furious in that your postings were in rapid succession. I wanted it to sound more eloquent than "Will is posting a lot today."

That is a broad question with a broad answer: It will cost as much as you want.

I just went to vistaprint.com and priced standard postcards. I know there are many other places, all with varying costs and quality so shop around. For regular postcards as an example, 1000 postcards is $159 and for 5000 it is $404 plus shipping. Add postage of .28 cents each card and it is obviously $280 for 1000 and $1400 for 5000. That is just to get the postcard printed and mailed.

You also have to figure who will design your card or if you will either purchase one done for you or maybe design it yourself? You have to get the lists to mail to. The going rate for lists is around $50-100 a month. Then you just have to print the labels and send the postcards out!

Really you can make this as simple or as complicated as your budget will allow. Maybe you want mail multiple times. And even then with or without different postcards.

Really, do a search of direct mail here on BP and you will get other great marketing ideas.

So for the little things you would just eat the cost? Is there a cost limit that you would ask for a credit?

And electrical, plumbing, pool, and AC can be fixed, but foundation - if the problem is big enough I would think that would be a deal breaker?
