We are renovating a property which had a rodent problem. We have eliminated the live ones but there seems to be one or more in the floor/ ceiling that has died and reeks. We tore up some floor boards finding signs of activity but no carcass. We had a pest control company do one treatment, but no new activity. We had the vents professionally cleaned. Still a strong odor in 2 bedrooms. Should I keep tearing up flooring to try to locate, or just let it decompose? We are about 30 days from completion. Any ideas on how to approach this a different way?

Just starting with my first flip.....FINALLY! 

I have set up J Scott's chart of accounts and will use asset class to track each property's income/expenses. I am not quite sure how to book the initial asset. I want to capture all closing costs on the purchase from the settlement statement. I am thinking I need to set up the loan as a liability first. Then,  at least one journal entry to do this. After the purchase, everything gets entered through the bank register which is no problem.

The majority seems to be saying to offer the tenant something as a goodwill gesture. $30-$50 seems to be the magic number.

This is a washing machine. It is not specifically listed in the rental agreement. Monthly rent is $1750. They have not asked for a specific amount.

Looking for feedback on how property mangers respond to tenants request for credits for downtime on appliances.

A 5 year old washer went out in one of my properties. I contacted a repair company on Monday and they were not able to get out there until Friday. Then it took them another 4 days to get me the bid. It will take another week to get parts and schedule the repair. Now tenant is asking for a credit to rent for the delay.

They are a good paying tenant. Just resigned them to another 1 year lease. I do have concerns that the repair may be due to abuse by tenant, but no way to prove it.

Most REO agents are not allowed to represent buyers. They are hired to represent seller exclusively. They should be available to answer a buyer agent's question, but they will hand off a call from a buyer requesting a showing to a buyers agent.

I am processing a tenant application. 1/3 of the income is coming from alimony and child support. I have no idea what the likelihood of her continuing to receive this income regularly is. I am looking for ideas on what others do in this situation.

How do you handle after hours maintenance requests? Not only from the communication of the problem from tenant to PM, but dispatching contractor.
