Post: Created wrong LLC name. I close on Monday

I created a LLC for a rental I'm closing on on Monday. I used the property address. But I just learned that I used the WRONG address. The condo number is 1193 but I created the LLC for 1196. The loan is in the LLC's name. But when I go to refinance, I would like the company name to be accurate. How do I fix this? The company is registered in Florida.

Evan, my Home Warrenty company has been pretty awesome. I got a new washer a few months back. I’m pretty sure the new washer cost more than the one it replaced. To get them to come out it’s a $100 service fee. And it’s $45/month. They always come out and I haven’t had any problems with them yet. I use American Home Shield. Plus if it’s a repeat problem within 30 days they won’t recharge you the service fee. I have a new problem now. The AC is leaking through the attic. I have AHS going out tomorrow. Hopefully they can get this fixed.

More than anything, I am surprised your home warranty did anything to help.  I have never had luck with home warranties, granted mine always had to do with HVAC.  They would always want to charge an arm and leg and not cover most things.

Yes, they had a few hiccups recently, but it’s mostly been due to the coronavirus. I will inform them of the costs of sending people out. I’m not sure if they truly understand. Thanks Jim.

So, I had the plumber go out and it turns out that the tenant used Dawn Dish soap in the upstairs bathtub which caused the picture above in the downstairs toilet. As a landlord, can I have the tenants pay the $100 fee for having the plumber go out? Since they caused the issue?

We just got a brand new washer put in a few months ago. I think there may be a backup some where. But like it said, the house is only 5 years old so I wouldn’t expect to see any type of plumbing breakdowns other than clogged toilets. The appliances in the house are all new as well. About 2 years old. My guess is something got clogged in a pipe somewhere. I’m going to get the plumber to tell me what happened after he goes out. I am thankful for my home warranty. Because I’m paying my $100 service fee instead of $250-$350 to get a plumber to go out. The home warranty company also paid for that new washer I mentioned above.

Yes, I’m going to give my home warranty a call. I think they cover plumbing. I thought that might be the issue. Thanks.

I have no idea how this happened. But I have to call a plumber. I wonder if this was a tenant created issue or a house issue. The house is only 5 years old though. Thoughts?

I have a manufactured home under contract.  Since I am a newbie, I had no idea of the differences between manufactured homes and traditional homes.  The home sits on .75 acres in the best school district in Florida.  What are ways I can fund it?  I've already been turned down by a few hard money lenders since its a manufactured home.  Thanks in advance everyone!

I am trying to find the best way to buy two potential properties. I currently have a Georgia LLC that manages my 1 Georgia property. The property is in my name so that LLC technically doesn't own anything. I currently live in Florida and am looking to buy 2 houses very soon. I have been struggling with how to purchase the houses. Should I purchase them in my Georgia LLC, create a new Florida LLC, or use my own name? Florida does not have State income tax. So if I purchase a house in Florida with my Georgia LLC, would I have to pay Georgia state taxes from my rental income? I am using these housing for long-term rentals. Thanks everyone!

@Joe Villeneuve thanks for your comment.  I do not know much about lease options but I will definitely look more into it.
