@Steven DeHart there is a real estate meet up the 4th Monday of the month at walk ons in Lake Charles. There are good things to learn for guys just getting started. There are also people there pitching deals and everyone there is willing to help others.

Absolutely right. I live in Lake Charles and have been investing in real estate for more than 5 years here. Prices have skyrocketed due to inexperienced buyers over paying some times double for properties. Remember you make money when you buy not when you sell.

Hey guys I have been using the 10% rule for late fees. If the rent is $750.00 then we charge a $75.00 late fee etc... However some tenants will always be late and will pay late fees. I give them until the 5th of the month to pay before we charge the late fee and if they haven't paid by the 10th we file for a notice of eviction. Usually when they receive the notice they pay instantly. This month I Collected 18 out of 21 before the 5th. The last 3 were noticed and paid the next day along with the late fees. Hope this helps.

@Benjamin Ford I work with a friend of mine from Florida. We own some properties together and he also lends me money on projects I do on my own.

@matias Escobar  I've done several deals like this. I currently have one in place with one of my tenants as a lease purchase/lease with an option to buy. They paid for the option up front so if they can't buy the house at the end of the term, they lose the money they put down. But doing two separate agreements is another great option.
