I'm currently acquiring long term rentals using personal capital / credit. While this will work in the long run and we will be successful in the long run , I would like to use wholesaling to earn cash faster so that I can roll that into more long term rentals, and reach our passive income goals faster.

Help ! I'm a fairly new real estate investor. I have a few rentals , and I'm working on building my rental portfolio. In the mean time , I really have an urge to get started with wholesaling in my area. More as a cash generator to invest in long term rentals. I understand and know as much as I can about wholesaling without actually doing it. I'm trying to get something off the ground, but I'm getting overwhelmed with what needs to happen. Sending out mailers is easy , but it's after that where I get overwhelmed. I'm anti social by nature , but I'm trying to fight that and remold myself so that I can do things like wholesaling . I'm hearing that for best results I need websites , funnels , Facebook , direct mail , sending people to my website to collect lead info. Etc etc etc. I would like to help someone with their campaigns so that I can improve my anti social nature, as well as get off the ground with my own wholesale campaign. Thank you

Ive told the property manager to reduce the price. I felt as though it was overpriced to begin with. Talking to a few other property managers , if the property does not rent within a certain time , say 1 month , they should automatically reduce the price or any number of other things they could be doing to place a tenant. I shouldn't have to be telling them to do this after it's sat for a month and a half (the first time) and I'm about to tell them to lower it again. This is their job , their in that area they "should" know what is going to fill the vacancy the fastest , with a decent tenant. I should not have to be micromanaging them. Otherwise I'll manage it myself.

Mainly showing the property , or anything that requires seeing the property in person such as photographs , verification of contractor work etc. I have a property manager for one property . So far I'm unhappy with the incredibly slow email response , and their seeming lack of motivation in getting a tenant into my property. 3 months now and counting . When I email it takes days and several emails to get a response. I'm open to putting my second property into a different property manager in the area , but not looking forward to trial and error searching for a property manager worth a darn. Any "good" property manager recommendations in the Memphis area will be taken into consideration.

Hello . Looking to manage my first few properties remotely until I can hire an employee to handle it for me. I'm finding lots of resources as far as managing the property , but when it comes to things that must be done in person , I know there are "freelance" workers and freelance websites out there I just can't find any except computer based stuff. What recommendations / advice would you have for showing a property , and any "in person" tasks that I can hire remotely for. hello. im looking for a relatively simple way to gather, sort and filter large numbers of properties, from zillow as an example. any way i can enter a zipcode, and pull all the property data into an excel sheet or something where i can sort it , filter it down to what im looking for, and then act on it. 

im wanting to start getting more into the BRRR strategy, but there are just so many properties to sort through, where do i start ? how do i filter out the noise, down to what im looking for.

Yea these days even if it's local everything can be done remotely. So I guess the better question then is who's the best real estate tax preparation who's also affordable for a startup like me ?

I never mentioned the company that sold me the property. I purchased the property for 45k , about 68% of its appraised refinance value. Yes I got a preapproval to refinance , then used a hard money loan to close with the seller who then sent all documents to the refinancer to immediately begin refinancing the property. The seller paid for the renovations. Thank you all for your management referrals , I will look into each one and see if I want to switch or stay with the current manager.
