Hello future boss!

My name is Sean and I want to work with you! Quick story... I was a member of the Long Beach State mens basketball team for 3 amazing years as a walk on where I learned how to work very hard for something that I really really wanted. I have carried that same mindset throughout my life working hard in everything that I do and never taking shortcuts. I was a physical therapist but lost the love in doing it because of my new love for real estate. In my physical therapy career, I was building relationships with people of all walks of life and always got along with everyone! And that's thousands of people! Being a physical therapist built my communications skills and teamwork skills as well. I also learned how to help people achieve their goals and also the art of being able to listen to them.

I want to help you improve your business and take some of the pressure off of you so that you can go and get more real estate! I really enjoy managing my short term rental in yucca valley over 100 miles away. I also enjoy multifamily properties as well! I am really good at guest communication and relations and making sure they are beyond happy during their stay. I am very meticulous with assessing properties and the creativity I have can improve their success to increase bookings. I just spent a couple days at a STR recently and I just couldn't stop meticulously looking at everything on ways that it could improve. I thought of maintenance issues, creativity ideas I had, repairs needed, safety concerns and also alerted the owner who was very appreciative. I want a career in the short term rental business. I would like to be your operations manager. I can help with design of the property, maintaining the property, guest relations and all sorts of other items that I should be doing so you can go and buy more real estate! How much are you looking to profit each month in cash flow and are you looking for turn key? I’ll give you an opinion based on that if the smokies are doable now. 
Goal is to eventually earn 10k a month from our properties to cover what we earn from w2 s. Turnkey or remodel is ok with us with an ARV to be able to Refi and take our money back out

Not sure about clearing 10k a month on a 100k investment…that probably wasn’t doable 5 years ago. 
Oh I was just saying that my end goal is to get to 10k a month but not only with the next property! Lol

I am low on capital so I am going to work on becoming really good at deal analysis. What do you all use to analyze short term rental deals? I have been using the short term shop calculator and it I like it but how do I calculate the first box to fill out which states Gross Monthly Operating Income? Is that ADR X 30 divided by average occupancy rate yearly? Just guessing! Please help and any advice for deal analysis period would help!

Some will blow you off. But some will message you back and tell you anything you want to know. Done this many a times. 

Just curious but what are some things we aren't allowed to ask other hosts? I am a superhost and dont want to jeopardize anything and know that airbnb monitors our communication
