Hello, a friend of mine has had some success with buying brand new renovated properties in the crystal lake and mchenry area that cash flow about 500-1000 dollars per month after all expenses paid.  Does anyone have any experience in this area?  Do you think this will last?  Seems too good to be true

@Eric M. Thank you. So basically people don’t think the northwest suburbs are a good area for real estate investing if you want good cash flow.

From my preliminary research into investing in real estate, I am not able to determine if these investment companies are worth it. What I’m talking about are the companies that do all the work for you and you hand over 40-50k for them to find the deal, hire contractors, and manage the property so you can be hands off. In general does anyone know how much it costs for their service? Do they just take half the profits or charge an additional fee up front? Mostly I want to know if all said and done is it even worth it. Thanks

@Peter Halliday thank you for you insight.  I plan to do a small condo for my first investment.  Single family homes are too expensive out here.

@Peter Halliday thank you for your response!  I plan to buy and hold on a property of 150k or less.  I am working with a realtor already and he has been sending me so file family homes and condos in the northwest suburbs.  I want to manage my first rental property myself so I want to live close in proximity to what I purchase.  The goal is to find a property with cash flow in an area that will be easy to find a renter.  Just curious if anyone has any experience in the northwest suburbs of Chicago.  Thanks

I am still learning and reading a lot about real estate investing.  I am interested in investing in the northwest suburbs of Chicago since that is where I live.  Does anyone know of good areas to invest?  I’ve been looking in Wheeling, Arlington Heights, and Buffalo Grove mostly.
