One major issue you highlighted is timing. Take that out of the equation and try and find some off market deals. I am sure there are plenty out there, especially in Torrance , Carson, Hawthorne. Ask your agent to find a realtor who gets a lot of listings

They used to have a spreadsheet online circa 2016 how much they would pay. You might be able to find it. If you have other opportunities on the property you can definitely make some great cash. ( convenience store, vending machines, coffee )

No generally you would only need to refinance after divorce if one of you wants your share in cash or needs to walk away from the mortgage. Avoid partnerships, keep the llc and become a managing member
