If these are your first properties and you are putting that much down why are you using hard money?  You should be able to buy them with conventional financing.  

If you plan to go with hard money does the cash flow cover it?  How long are you planning to hold?  Where are you getting refinance numbers, just make sure they are from a realtor pulling numbers not from Zillow.

I am curious what people have used in letters to multiplex owners who have a record of evictions.  I am trying to use this method that was brought up on the BP Webinar.  Does anyone have experience with this method?

Post: 'Sagging addition' according to inspection

I just got an inspection report back about a property I am looking at and the big thing that jumped out was the 'sagging addition' due to insufficient foundation support.  The addition is an overhang on the 2nd floor.  The owner states there are brand new 6x6s and the original construction was only 10yrs ago.  Has anyone tried to repair this before and if so how bad was it?

It depends on you lease and the building.  If there is no shed or garage on the property it would be a little unreasonable to make them keep a lawnmower.

Investments should always have the numbers work.  However after that there is a certain part of emotion that plays into the properties we buy.  This isn't a bad thing assuming you can remember that it is the emotion of the renters or buyers you want to appeal to.  So if it is a 'cute' house in an area that is short those little starter homes than it is good.  If you 'love' a McMansion in the DC suburbs you might be in trouble.

That is interesting but I would check around and see if there is some zoning change or another shift being made by the city.  Talk with the neighborhood association too; the people involved with those usually plugged in.

I look at Investing as trying to learn different languages.  

If you try and learn French, Russian, Mandarin, and Farsi(SP?) at the same time you will struggle to learn any.  Rather learn one until you are proficient, not a complete master but proficient, then move on to the next.

Parts of Norfolk can get very pricey as most companies won't cover them.  Try Ashleigh and Associates also.

I have used and several and have been happy with Property Service of Ocean View.  Marc started in OV but now manages property all over Hampton Roads.  Tell him I sent you, I have been with him for over five years
