 the closest services to what we offer that are available on a national basis are Listsource (for lists), and RealQuest (for property information). You'd need both and although they are solid products, they are significantly more expensive. You might also look at the new version of DataTree - it is great for searching recorded documents, but unfortunately again quite expensive. Outside of those national services, ask your local title co what resources they offer, and if there are any local providers they can refer you to. The small local guys usually have good data but it tends to be a bit more work to use as they can't afford to build the same quality of software. Hope that helps.

Foreclosures are where we got our start, and we will certainly never abandon those customers. That said, we realized in 2010 that foreclosures would slow so we began expanding beyond foreclosures then and haven't looked back. We do offer a less expensive package that doesn't have the deep foreclosure search, while at the same time still offers the deep property level foreclosure information that nearly every trustee sale investor relies on. Best of both worlds.

Biggest difference between us and RG is that we think there are better sources for probate and divorce deals then public records, so we don't offer that. By the time those documents are recorded you are too late generally. Better off looking at obits, working with attorneys, etc. It's a feature we could easily offer, we just don't see the value in it.

Yes, 718 was for CA. There were 45 in OR. Sierra City is in Sierra County, so you're all good. Only 1 sale in Sierra County the last 6 months, so yah, not much impact there. Really of the 50 counties only 20 are very active - and then there is LA County, which typically has more real estate activity (sales, foreclosures, whatever) then AZ, and NV combined.

Love Downieville, but haven't been yet this year. We really like going in September when everyone else stops going. Rode at "The Corral" in South Lake for the first time today. That is an unbelievably nice trail, super fun, and not very busy.

Also note that while still very little since the move to judicial, Oregon has actually seen an uptick in non-judicial sales recently.

Hi @Jay Hinrichs - we update the foreclosure stats (non-judicial only) for every state, county, city and zip we cover each month here: http://trends.propertyradar.com. It's free. Statewide there were 718 properties sold to 3rd parties in June. That is 3-4 times higher than it was back in 2005, and has been fairly stable at around that level for the last year.

The county will have to file a notice of tax sale before they can take it to auction. If you search the owner name we show in PR at the county it should be easy to determine (sounds like you have already). Otherwise you can inquire at the county assessors office. If they are in the right mood they can be pretty helpful as to why it hasn't been, or when it will be scheduled for tax auction.

Scheduled for tax sale or not it sounds worth pursuing.

@Wayne Stephens the 5,000 record limit is only on exports to another system, if you use our tools there is no limit on the number of records per month.

@Jim Keller there isn't currently a way to search documents we have tagged as loan mods. It's a good suggestion, I'll make sure it gets in the queue. Thanks!

Something you might find interesting in the mean time is a couple of ways to search for people who likely had loan mods, especially since we don't always see loan mods get recorded anyway. Under foreclosure search look for notices that were recorded from 2009-2010 (or some other time where loan mods were big), and then under Foreclosure Stage select NOD's that are "Outdated", and NTS's that are "Cancelled". Note that we separate out the ones that have been resold, so these are the folks that were in foreclosure, but who were not foreclosed on, and haven't since sold. During that time period almost no one came up with the cash, so these should pretty much all be loan mods (though some will be tagged in error as it is hard to get this particular type of data model perfect). Hope that helps.
