I agree with @Joe Splitrock and that was exactly what I was thinking when reading through this post. Renting out the three rooms separately and allowing for the common areas to be used as shared space. This seems like the most lucrative way to use your extra rooms to pay your mortgage and maybe even make some profit.

How did this turn out? A very stressful situation cause by what sounds like an un-ethical agent!!! Great advice guys, and my best wishes to the buyer here!!!
