yes to my knowledge there are other states that changed regs.

Off the top of my head.

SC  no longer allow assignment fees.
Iowa same thing no longer allow assignment fees.
IL  must have RE license allowed to do one a year with no license.
TX has defined wholesale laws and mandatory disclosures.

So on an so forth I think you will see a slow movement throughout the US for this.

 We went through this in South Carolina this past summer.  Basically, "wholesaling" is no longer permitted.  Gap funding has been helpful to some so that the "wholesalers" can own the property before they market it to other investors.  We are still waiting to see how this will play out in the state when someone is made to be an example by not following the rules.

We have a duplex in Norfolk that we house hacked.  It's a cash cow for us right now.  Still interested in buy and holds in that area.

2025 - Columbia, SC
-Focus on continuing to build our lead pipeline to get to 5-6 fix and flips for the year.
-Evaluate our rentals for cost savings/reduced expenses/potential sales. (Maryland/North Carolina/Virginia)
-In South Carolina, wholesaling is no longer allowed, so we are working on a private lending business that bridges that gap for people that now need to purchase before they can sell it to a fix & flipper.
-Purchase 1-2 rentals with a focus on being able to BRRRR them in the near future in our local market.

We moved to Columbia, SC, but still open to investments in the Norfolk area. Sean lived in Leesburg in the past. lol

Thx Jonathan!  Great point about the subs. :-). Our current flip is trucking along and in 2025, our goal is 5-6 flips.  We aren't trying to go crazy. lol.  But move into a retirement "job" for Sean.  Happy Holidays!

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $79,000
Cash invested: $69,221
Sale price: $178,000

This was our first flip project. We had a mentor guide us through the process. We learned a lot through the process.

What made you interested in investing in this type of deal?

We have been primarily buy and hold and wanted a secondary source of capital to fund our buy and holds. Also, the tax benefits of the buy and holds help offset the increased tax consequences of fix and flips.

How did you find this deal and how did you negotiate it?

This deal came through our mentor. We determined the ARV, estimated our rehab, decided on our required profit, and then negotiated on the purchase price based on that data.

How did you finance this deal?

We self-financed this deal.

How did you add value to the deal?

This project didn't have any great value adds, but was a great project to start our fix & flip business.

What was the outcome?

We got our required and expected profit that we calculated at the very beginning. We went over budget in some areas and in others we were under. Without a solid plan, fix & flips would be huge gamble. By having a solid plan in place before we bought, we did well.

Lessons learned? Challenges?

We learned at one point to get out of our own way. We were trying to manage every minute of scheduling for the sub-contractors. When we told them what we needed they were able to work it out amongst themselves to stay out of each others way.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We worked with a real estate agent for the sale part of the process that came through our mentor.

Sean is spot on! "If you consider that even if you don't manage to get a deal that eliminates your housing expenses, you can most likely find a deal that puts your living expenses lower than even renting a cheap apartment." My wife lived there almost "rent free" for two and a half years and now that both sides are rented, it cash flows more than $800 a month.  It works!
