The Podcasts definitely have a huge impact and you'll find a ton of value by listening to them if you haven't already, especially if you're in your vehicle a lot. I listen to them on my way to and from work and have already learned a wealth of information.

I would also like to know what others have found with this especially with the casino in Everett being built as well as one in Tiverton RI, which will effect Fall River/New Bedford areas.

You are definitely not wasting your time on the MLS. You can find great deals on there, albeit few and far between however I think it depends on your local market and how quick your are to see new listings. Chances are if it's a "good deal" the early bird cat he's he worm. That being said I do second what others have stated- try to find off market deals- cold call, direct market, and door knock.

Hey Greg Doyle Welcome aboard! Congrats on getting pre-approved! I would start by joining a REIA local to you to find about any off market deals that may be present if you're not already.

Aaron Araujo once you finish your classes you'll be able to register for the test. I got my license five years ago so I can't remember how long it takes to get a seat at a testing site (if memory serves me correct I think a week or so). From there once you pass they print out a paper version of your license and you're free to sign with any agency. I'd start looking for agencies you're interested in working with and see if they're looking for a sales person so right after you get your license you can start right away. I got mine in about a months (classes and the test combined) time and had already established a relationship with a mentor who owned his own brokerage so I started immediately after getting my license. Hey @Aaron Araujo,

I would definitely recommend Anjos realty institute. John, the owner and operator travels throughout your area ( I went to his classes in Westport) and holds sessions throughout the year. He made everything very easy to understand and was able to get myself and the entire class prepared for the licensing exam.

If that doesn't work out for you try asking local real estate agencies if they offer courses- sometimes they'll even host you for free if you decide to join with them as an agent,
