@Chris Taylor I second Dawn in that there are other fees in addition to the education part. Also, in my state, the classes through the community colleges are much more expensive. I was able to find a self-paced online class for about $250. Just something to look into.

In my state, I believe you only have a specified length of time after you complete your course to take the exam. I just got my license recently so if you have any questions in regards to that process feel free to PM me. Best of luck!

@Mike Bean I would expect it to be more than 10k. But the easiest way to get an estimate would be to talk to a contractor in your area!

You would also want to add the costs for insurance on the property (this is separate from PMI, I see it on the right but don't see it on the left). I don't know what the property needs, but $10k is not going to get you very far for a rehab budget. It's hard to tell what percentages you used on the image. I know this was short, but just some things I noticed when looking at the analysis briefly. Best of luck!

@Michael Spindler The costs will vary greatly by state. I enrolled in Illinois for an online and self-paced course that cost less than $200. The exam itself also costs some money, but this was a cheaper option than going through a community college. Feel free to let me know if you have any more questions!

@Jesse Triplett welcome Jesse! I too am just getting into investing with not very much money as I am just graduating college! From the little that I’ve learned, a great first step is education on real estate. You’re in a great place for that, as BiggerPockets has provided me with a lot of general knowledge of real estate. I have listened to their podcasts, watched their webinars, and read the books recommended. Anything I could do to learn more about real estate. This can give you the confidence and knowledge to succeed in real estate. As you will see on this site and through the podcasts, there are many ways to get involved in real estate without a lot of money. Wholesaling is a way to get into real estate without a lot of money. You can also purchase properties without a lot of money. There is a big published through bigger pockets called Investing in Real Estate with no and Low Money Down that could also help you. @Allen Li I am currently in the process of obtaining my license and would recommend the coursework through the Real Estate School of Illinois if you are looking to proceed with this. The costs were the cheapest I could find, and it was a self paced course which was convenient for my busy schedule.
