You just have to disclose that you're an agent when you make an offer.  To @Aaron K. 's point, if you have a client that is looking for something, you should put them first before you throw in an offer.

It does give you an advantage, but I don't think there is anything wrong with that.  I'm surprised (ok, maybe not) how many realtors don't have investment properties.

Great examples above.  I always buy for cash flow and the appreciation is just gravy.  Good luck in your search for a deal.

What about seller financing and keep the mobile home to rent out as a separate unit (more income) and keep it financed by the seller?


Maybe check other lenders or mortgage brokers to see if they know of any methods to finance.

@Ludovic Ott if the condo is a rental, you’ll want to make sure you still cash flow after pulling the money out.

If you don't own a home yet, you could start with buying a home or a duplex and see if you like the process of purchasing a property, home ownership and landlording.

As mentioned above, it's good to know how to do things.  The only way it would hinder growth is if you did everything yourself.  Starting off, it might be the best path to do everything to get experience and keep costs down.  As you start to grow, you can start hiring things out and supervise.  Recognize where you add the most value.

@Joseph Rodriguez like others said, hold back a good share in escrow that you get WHEN she doesn’t move out. I did this before and the seller didn’t get out and didn’t clean up after herself when she eventually vacated. I didn’t make the amount big enough when I did this. Good luck!
