To piggy back off of  @James Ma, build a network of realtor(s), plumber(s), contractor(s), electrician(s) and a CPA.

@Antoine Martel 's advice about avoiding analysis paralysis is important too.  You have to run numbers and then jump in or run away.

Also realize that you never stop learning.  A lot of learning is from reading sites like this and other landlord sites.  

Thanks for sharing your story, which is very inspiring!  Please keep us updated on your progress.  Do you plan on continuing the expansion in the same market, or are you going to branch out to other cities?

www.zabasearch.com/advanced may turn up a phone number for the owner.  I've used it to verify old landlords of applicants for rentals.

If you do make an offer, add a condition that the seller furnish the last two years of Schedule Es for the property from their tax returns.  That will show you income and expenses for the property.

If you have a 401k, you could borrow from it for a home purchase/fix and pay it back.  It's not without risk, especially if you lose your job, but everything has risk.
