I was one of the first 5 people to join Blair's program when he launched it years ago. It is legit, and so is he. I learned a ton about marketing, automation, getting systems to talk to each other, and getting deals done. I am still involved in the program and still speak regularly to Blair. There is no "sham" here -- it takes hard work and consistency. I continue to use many of these marketing techniques and thanks to Blair have even more "tools" in my swiss army knife rather than just being a "cash-buyer" I am able to confidently close deals using many forms of creative financing.

Job Summary

We are seeking an Experienced Sales Closing Ninja to head our team! Looking for someone who is highly relational and has a sales skillset... motivated by money and sees "no" as one step closer to "yes." You will resolve client questions and offer solutions to drive company revenue. This is a WORK FROM HOME AND FIELD CALLING ON WARM AND COLD LEADS. YOU MUST LIVE IN OR AROUND NASHVILLE, TN TO QUALIFY. This is a 100% commission position.

Your territory will be Nashville and surrounding areas. You will be calling on leads, negotiating terms, and setting up closing appointments. You must live within easy driving distance of Nashville to close deals in person. You will be in charge of all sales and acquisitions. If you can deliver sales, I will deliver you leads. It's that simple :)

We specialize in providing solutions to homeowners wishing to sell their property quickly, without the hassle of a traditional home sale. We are not realtors. We buy houses for investment purposes, whether long-term or short-term. The people we buy houses from LOVE us, hug us, cry when we tell them we can buy their house and solve this huge problem in their life - that's the reason we do what we do. If you want to be a part of a team that helps people on a regular basis and you want to make big money doing it, this is the job for you.

Responsibilities and Duties

  • Present and sell company services to new clients. This includes warm leads, cold calling, and prospecting
  • Destroy your sales goals!!!
  • Set follow-up appointments to keep clients aware of latest developments. This is part of your pipeline.
  • Work with our sales assistant on sourcing leads, prospecting, and setting appointments.
  • You will be making 30+ calls a day. If you are closing deals on the phone you will be seeing several houses a week.

Qualifications and Skills

  • Experience in sales STRONGLY desired. If you do not know how to sell then this job is not for you.
  • Ability to build rapport with potential clients on the phone
  • Strong problem-solving and negotiating skills
  • Driven by big goals
  • Deadline and detail-oriented. Good with followup and follow through.
  • Ability to take ownership. This is absolutely what you make of it. I am looking for someone to lead this position.

NO REAL ESTATE EXPERIENCE NECESSARY.

Looking For Someone Who Has These Traits:

  • Great communicator - quickly and easily build rapport with people. Has some personality, gift of gab.
  • Confident - somebody who's had some success and experience, and has lots of self-confidence.
  • Coachable - can you listen to feedback and adjust accordingly?
  • Competitive - not necessarily against other people, but against yourself. You always want to do better all the time.
  • Charming - use charm to disarm.
  • Capable - organized enough to stay on top of following-up with leads, and showing up on time to appointments.
  • Considerate - you really care about the client and you want to do right by them.
  • Cash Hungry - you have a lot of drive to burst through any fear or obstacle, get on the phone and talk to prospective clients, and make a great income.
  • Clever - clever in terms of deal-making with clients, clever in structuring, presenting, and closing deals. Not a deep thinker, but an action taker!

Pay

No benefits, just big commissions.

Your total compensation based on hitting your sales goals can range from $60,000 - $180,000 per year. Thats quite a range, I know. Even if you just reach half your sales goals, you're still making about $60,000 per year. This is entirely up to the capability of the salesperson and their ability to do business.

This is a small easy-going team, high income potential, high autonomy, warm leads provided, work from home, large transaction value (your average commission per client will range from $2000-$5000).

Hey Nghi! No im saying I would purchase the property hard money and finance out of it -- settling the hard money loan amount and moving the bank to the first lien, make sense?

Hey guys, evaluating a SFR new build deal here in Nashville. This is my first new build deal.

I would finance the acquisition and construction of the property, partnering w/ the builder to split profits 70/30 me/builder, and also list the property as the agent.

I would purchase the land with hard money, then finance the project with a bank, splitting profits 70/30 w/ the builder. 

Question for new builds: Im putting 20% down for land cost (hard money), then 10% down for total project cost, yes?

For example:

If land cost is $50k and build/holding/etc. cost is $100k .. total project cost $150k

I would put $10k down for land, then bank would lend me 90% of total project cost--$135k. Yes?

Do I need to put 10% down for the project cost then?

This math is fuzzy to me

Keith Smith totally agree. But as I said in my original post, I was getting NO traction posting on the sites I normally do (Zillow, cl, hot pads, etc) So I had to put signs up. Now I get literally 40 calls a day.. 95% unqualified but several great leads. Much more than I was getting on the web.

Yes -- this one is a 3/2 in Madison. Zero traction online but literally 35+ calls a day when I put some signs up. 99% not qualified I'm listed high though so that's prob part of it. The voice message thing has been working though in "automating" But google won't let me SMS through voice anymore bc it thinks I'm spamming There's gotta be a better solution.

This is the first Rental I have that I havent had much success posting online.. so I put some signs up on Saturday for a property I have outside of Nashville and got 41 calls that day alone. After about the 10th caller, I set up a google voice #, put on "do not disturb", and just made the voice message give info on the property -- instructing people to leave a VM or text if they would like to set up a showing.

So far its worked but keeping track of who wants to see it and when and everyones names etc. has been really challenging. 

Never had to deal w/ the volume. I want to "automate" and "qualify" this as much as possible. But I also dont want to lose any potential tenants who dont listen to the vm and just hang up.. MOST people I speak with simply cant afford the rent..

Whats your method to the madness?

My MAO would be $8k less than the note. This ones tricky bc she's not under credit pressure since the note is not under her name. She's losing the house either way and just wants to make the most $$$$ she can before the ship sinks
