I think this is the bigger problem. As tough as it is to cut any sort of entitlement program, at some point you have to draw the line. Unfortunately the powers that be will cast you as a unsympathetic but will always fail to realize that the government was never supposed to be a safety net. What has happened to personal accountability??

I am reading a great book about social programs like this titled "the vision of the anointed" by thomas sowell. Highly recommended.

I've searched around a bit and most of the posts I have found mostly deal with building a buyers list, which I know is important, I am having trouble finding resources for building a list of foreclosures. Could you point me in the right direction?

I am thinking of getting a paid membership at foreclosure.com (not an advertisement!). I am curious, do any other members here use this website (or a similar one) to find foreclosure/bankruptcy filings? If so, how often do you find yourself following the leads found on the site and ultimately end up purchasing properties listed?

Has anyone found it to be a waste of money? Any sites ripoffs?

Rich - I feel honored getting responses from you. I randomly stumbled across your "Meet the Investor" interview that you had done and he career you described sounded very much like the one that I am hoping to build.

I am currently in a small market and while there are definitely opportunities here, there are just not enough to support a real estate investor full time. And after completing my first deal about 5 months ago, there is no doubt that it is what I would like to be doing full time.

That being said I have begun to look for new markets to establish myself and south texas definitely looks promising. It is however very far from PA where I now reside and would take some very hard work to be able to justify moving myself down there.

this sounds great. Since you know the market down there very well, is there any chance you could give some pointers on how to begin looking into investing in that area?
