If i make a huge sum of money in the year, building and selling a new construction.

Would much of that income be offset if i built a rental that same year and kept it? Are we just talking just bonus depreciation? Or can i setup both houses as an s-corp and include the expenses of building the rental into my business expenses for the year? Or, will i forced to keep the new construction (i sell) expenses separate on my balance sheet?

You might want to identify the area that you want to buy with a pp of 40-60k, because its not going to be within a half hour of raleigh. There's no point to having an agent, if you don't even know where you want to buy.

What individual items? It's a just a set cost. If i buy a 100k dollar house or 300k dollar house to flip, im still charged 550 for closing. If i want title insurance, that's an extra cost. I think the last house i bought for 200k, i was charged around 450-500 for title insurance.

I pay 550 a close through my attorney. I buy everything with cash though.

Yes. Not to blood, at a set interest rate, no profit sharing, no physical involvement in the investment or mixing of non-retirement money. I think that's about it.


I just don't know the documents to use for dispersing the money though, but i think that's what a plan provider is doing, correct?

If i want to loan another investor a certain amount of money, at a set interest rate. I don't see how the process will be that convoluted? As long as my tax accountant is writing off the loan at the end of the year, i would rather save the money a setup a plan on a site. Unless, having a tax professional involved throughout the process has a comparable fee for their services (but i'm guessing its exponentially more).
