You can ask whatever you want. Unless you're in a buyers market though, you're wasting your breath.

I live in market where the average days on the market is less than week. So, if you're in one of those markets where houses sits for months, i guess sellers may be forced to bend a little. But, if im selling a house AS-IS, and a seller asks for a reduction in price/ some repairs in DD, i would just keep their DD and laugh at them.

I flip 1-3 a year, average 50-150k profit/a house. I do a lot of the labor, and take home an additional 25-50/house with that. No stress, no deadlines, and i get to keep my control. I don't plan to increase my volume.

Yeah, i do love the 179. I haven't heard about the limit getting cut back down by the new administration yet. But, that is certainly at the top of my worries.

How are you offsetting all the profit, or is your margin just really low on each house? I try not to build more than a couple houses a year. I don't want to be taxed on seven figure income.
