One of the lots i'm developing is adjacent to a rented house that has a carport encroaching on my property. I finally got in touch with the owner and he was on board for having it taken down. Unfortunately he has the property managed by a slumlord property company, and wants to leave them in charge of taking down the carport. This has been going on for about a month now. Unfortunately in that time the tenant has got involved, and has to tried to make the problem her this business. She has tried calling the water management company saying my trees were causing her toliets to overflow, then tried calling the inspections department trying fabricate i was doing unpermitted work, and today she approached me saying she was filing a police report for harassment if i continued to try to communicate with the owner and property manager about taking the carport down (ironic, i know). Thus far, she has made up numerous lies to the neighbors, to try to get them rooted against me (developers are usually not a well liked bunch as it is anyway). So i wouldn't doubt that she would lie to get something filled with more unlawfulness with the police force. 

My question, is there anything i can do to safeguard myself from any future legal disputes with this crazy tenant?

So, i had a handshake deal with a nearby property owner to buy a piece of his land, then i go through with the subdivision and recombination and now he has backed out while im still waiting for the subdivision. He was unwilling to do an earnest money down payment and he only wanted all the money when he was done. Ive been waiting over a month for this subdivision, and have already sunk money into it. Is there anything i can do legally? I know handshake deals hold up to some legitimacy....

If you think the growth numbers in Detroit are crazy, you should take a look at the 100 other cities that are growing even faster around the US.

So, if the sheetrock is up, and you plan to pull permits now there's a good chance you will have to tear it all off so the inspector can properly inspect the framing and insulation.

I had one of the properties im subdividing surveyed, and it appears there was a carport  encroaching about 3-4 ft on my property. The property is managed by a property management company. I tried contacting the property management company, and they said they forwarded my number to the owner, but i haven't heard anything. I can find his name on the register of deeds, but i don't know how to get his number. 

There's also about 1-2ft of their gravel driveway on my property as well. It will probably take me another 8 months to finish the house, so i'm trying to nip this in the butt early. I think if i could work something out quickly (since i'm pretty sure this is a slumlord) I'm even willing to demo the half of the carport that is on my property, and give an easement for the driveway. But, if i have to take this court, i wont be so giving. 

What's the next step? File something through civil court? If i have enough evidence with my survey, do i even need a lawyer?

When you start having to put more than one head with 2 bedroom units, it gets pretty close in cost to a central unit. Im all for them in a studioesque apt, but when you start having a lot of separate doors, it gets hard to distribute the heat. Every time i try to get a quote for a 3 head unit, it comes out around 4k+ which isn't much less than just 1.5 ton gas pack.

That mpg cost makes it pretty tempting, if only the 40k vehicle had more towing.

That's exactly why you buy a van. For some reason in america is a stupid trend to buy a truck when you work as a contractor. What advantage does a truck have other than aesthetics? A full sized van has more storage capacity (10ft compared to an 6.5-8ft bed) and you never have to worry about rain or thieves. 

Also, no one ever talks about much electric is costs to charge your vehicle. I wonder how much you end up paying per mile (i assume less, but how much less)?

Also, the towing kind of sucks for the price point. I have to get up 70k to get a 14k capacity?

300 manufacturing jobs won't do much to feed the middle/upper class. Holly springs and fuquay are what they are, only because they are still within a reasonable commuting distance to RTP.
