I have several Short Term Rentals and am looking to offer my guests Vacation Rental Insurance and Damage Protection.  Does anyone have experience offering this type of insurance and can you point in towards  company I can work with?

Just completed one recently at Sandia Federal with Gabe Fernandez.  Can't answer the seasoning question since we've had the property for about 9 months before starting the process.  

The loan did take a bit of time to process due to their workload but Gabe is a top notch guy and knows how investors think.  I give my highest recommendation to him and Sandia.

I'll add another update.  My business partner and I have decided to block off all available dates for the next month.  We will honor all current bookings.   We just realized that we need to do our part and minimize exposure.

Update to my previous post.  We are getting reservations again after significant price drops.  Down to 16 vacant days for the rest of March from 42.  

Also, our cleaner let us know today that she is gonna stop cleaning til all this blows over so it looks like I'll be handling those duties for awhile.

Both of our AirBnb units have empty calendars for the next three weeks.  Another cancellation today.  Drastically lowering prices to see if that spurs anything.

I can tell you that my wife and I canceled a trip to Las Vegas due to the virus.  She has a suppressed immune system and since Vegas is such a melting pot destination we didn't think it was worth the risk.  I also believe that all of us will be exposed to it at some point...I just don't want my wife to be a pioneer.  I want our medical facilities well versed in treatment before she gets it.

If you want low money down and a great rate move into one of the units for a years.  You can get a rate in the 3% range with 3.5% down.  If you are just renting now...sounds like a no brainer to me.

I know a couple of other investors doing this type of rental.  Hope you have much success.  What type of rent per room are you expecting to get?
