Hello all..I am pursuing a multifamily property and just found out one Tenant has a section 8 voucher only because he told me.  All the leases are month to month. I am new to section 8 so would like to hear some input. Can I raise the rents? The town has no rent control.  Does section 8 require that you use a certain lease or contract? Does seller need to disclose tenants have assistance?

Thankyou Karen! Do you know of any other options for putting long term debt on property. I typically see 5-10year. Any options for even 15-20year?

Exploring options for financing first apartment complex that is 16 units. Looking for long term debt. Does anyone recommend any certain type of loan product? Freddie or fannie mae loan? Anyone have available current rates?

Should I only use net income when determining the value of a apartment complex? The seller had an appraisal done.  After looking over the appraisal they used "reconstructed income approach".  They used potential rents instead of actual rents.  Should I consider any of this while putting in my offer?  I would think not. Will my lender take this in consideration when I go for a loan?

I am interested in buying a 18 unit apartment building and  I am looking for a good commercial lender in the New Jersey Area.  I would also like to hear other investors input on the type of loan I should look into.   I am looking to hold this property for the long haul. Any input would help.
