I have a historic home. It has wood siding, that begins to peel/chip every two years or so. Painting the house costs about $4000. I'm confused why in order to get the certificate, there can be no peeling paint on the outside of the hosue.

Can anyone give insight on their experiences? Especially with the outside and if you even need the lead certification.

Can anyone give advice on getting lead safe certification in Maryland? Especially concerning the no chipping on the outside of the home. Also, do I need this certification in order to rent my property?

My rental property is recently renovated and all lead paint that could be within the house has been covered thoroughly. However in Maryland the outside paint cannot have any chipping or peeling so I cant pass inspection. Has anyone else had any similar experiences? Painting the exterior would cost roughly $4000

Why does the outside of the house have to be pristine even if its not lead paint?

Getting it permanently removed would be ideal. But this is a massive house built in 1875 and I'm simply not going to be able to do it. I could buy another house with how much the work would cost. However, I thought I could pass with the inside being immaculate. I'm looking for insight on the condition of the outside of the house. I can't get vinyl side, so paint will begin to peel within a few years, which would force me to have the exterior painted costing up to $4000 each time. Has anyone not had to deal with the outside of the house?

That's what you'd think. The house is in Maryland, which requires lead safe or lead free certification. That's "lead free" as in no lead paint at all in the entire house. There was lead paint in the house but is under many layers of paint. So, it can only be deemed lead safe, which requires an inspection each time there is a change of tenants. I was fine with that despite it casting nearly $200, but I just recently found out that there can't be chipping/painting/peeling at all on the outside of the house.

I have just completely renovated a home in the historic district and am finally ready to rent out. However, I need to get a lead safe certification. I found out that in order to be lead safe there can't be any peeling, chipping, or cracked paint on the exterior as well. This is a very old house with wood paneling. Has anyone experienced this? The paint is 2 years old and is already chipping/peeling. In order to rent I'll essentially need to paint the entire exterior. Also, every time I get new tenants, I'll need to get another lead safe certification, which includes no exterior paint chipping. I don't know what to do at this point. Please, any help would be appreciated.

I just purchased my first rental property. My father took out the loan with my mom as a co-borrower. I was placed on the title, but not the mortgage. My parents want to remove themselves from the title and give me full and clear tiitle. How should we go about doing this and how should we record rental income for the first year and record taxes?

Just so you know my parents want me to collect all of the rental income and I will be paying the mortgage.

Please, any help with this would be great.
