Hi @Michael Le  I'll still invest in Tennessee, but if there's a good deal in Kansas City to Florida, I'll be interested too.. Don't want to put all my eggs in one basket.

@Ben Roberts, @Steven Gillmer, @Roger Poulin, @Stephen Akindona.  I saw all you guys are from Tennessee.  I went threw Mid-South Home buyers, found them on The Real Estate Guys Pod Cast.  I'm looking for a Wholesaler in the area, that will know the right zip codes (in Memphis) Lenders and established property managers.  Or, would you recommend staying with Mid-South?  I need some feed back from folks who live there.  

What are your thoughts on the Shelby County Land Bank?  Is it worth purchasing a cheap property in cash, have a crew prep it and use a manager to get it rented??

My long term goal is financial freedom. I've started with one "hold" property in Memphis that is cash flow positive. I like houses that are cheap, good rent and no State taxes. Want to hold in other states besides Tennessee. I'm currently a 20 year career firefighter in the Sacramento area and hold the rank as Captain/paramedic. I'm a driven person and want to have more than 20 doors in 7 years, Today I'm more interested in working class communities with multi-family and single family dwellings. The hardest part was pulling the trigger on my first investment.
