You might be able to contact her through Masslandlords.net. I do not know Jillian but Doug Quattrochi was the instructor and I thought the course was great.

I just reviewed the material I took home and in terms of legal highlights on lead paint we covered the basic things like when lead paint was banned, strict liability for landlords in cases of lead poisoning, children under 6 should not be living in apartments with lead, how to check for a lead certificate, and landlords options on deleading their rentals. We went into more detail during the class but that's some of the basics topics we covered that I felt were important to make note of. I see you specialize in lead paint removal so I'm guessing your knowledgable on this topic. 

In terms of the quality of the course, it was very helpful to me as a new landlord. The Masslandlord.net forms and blogs have also been a good resource for me. I used their forms recently to rent out my first apartment. I'm not trying to sell you on the course or anything I just wanted to let other new or aspiring landlords know that the course helped me out and I think for people like me it is a valuable course to take.

Just wanted to say this course is great. Im a new landlord in MA and attended the course in July. Small group setting was great and allowed everyone to get involved. If any other new MA landlords are on the fence about attending I'd strongly suggest going it's well worth it. All the Masslandlord material has been very helpful

I'm looking for recommendations on Massachusetts banks to hold security deposits. I've heard TD Bank and Santander have landlord accounts, has anyone had good experience with either bank? Do they send the tenant the interest every year along with the required documents? Whats the process and paperwork required to set up these account? Is it pretty much hands off for the landlord after setting up the accounts

There's a meet-up the 2nd Sunday of every month in Plymouth at the tavern on the wharf. Starts at 6. I just checked the event pahe and it looks like @Jack Dalrymple set a schedule to it and got a hard money lender to speak. Its been awhile since I've been to that meetup but I'm excited to go this Sunday. Hope to see you all there.

https://masslandlords.net/ could be another good resource for you to explore. I took the crash course last weekend which was very informative. I still think your best bet would be to contact an attorney. Like Charlie said MA is very tenant friendly.

I dont think its possible to guarantee every mailer gets a reslonse but these are notes I took from doing a little research

10 essential elements to a successful postcard/letter

    1. Clear headline
    2. Supporting graphic/relevant images
    3. Color that pops
    4. Intriguing sub-headings on the back that lead into benefits
    5. Benefits!
    6. Enticing offer
    7. Company name and logo
    8. Call to action
    9. Contact information - Website, phone number, email
    10. Return address

check out postcardmania.com or open letter marketing. These two companies will work with you on setting up a direct mail campaign. If you'd rather do it yourself you can still find templates and a list of 10 things every direct mail piece should have 

I'm not experienced with using direct mail yet but I've done some research and from what I've read the most important thing is consistent follow up.

@Molly Armando definitely make the time to go to the next meeting. It's run by @Gualter Amarelo. He's super friendly, hard working, and knowledgeable. He's been able to get great guest speakers the past two times I've gone. I feel like there's a good group of experienced investors attending as well as newbies like myself so plenty of opportunities to network.

Im also new but i can suggest Episode 311 with J Scott. He has some good tips on what to do when preparing for a recession. I'll have to relisten to get all of his tips but some that I remember are securing low interest access to money so you have the capital to invest when prices are lower, keep flip projects on the shorter simpler side to decrease the amount of time you may be exposed to a recession, and be more conservative in your numbers.
